Just don't give your friends OP.
Why do they even need OP if they are not allowed to use cheats?

You need a permission system

Install PermissionsEx and use the following commands to change permissions:
/pex group default add your.permission.node: Add a permission node for all users.
/pex group default remove your.permission.node: Remove a permission node.
/pex group default add -negative.permission.node: Prefix a permission node to make it so that user does not have it.

I give them OP so that we can play Survival fairly and that they can also build
On a vanilla server they don't need OP to build etc.
They are just not able to build in the spawn area.
You can shrink the spawn area on the options page.

Go to aternos.org/options and set Spawn Protection to 0.
